Honoring History, Building Opportunity

Redwood Housing and Saint Mark’s Episcopal Cathedral have partnered to develop approximately 136 units of affordable housing adjacent to the cathedral campus. The development will include a mix of studio, one-, two-, and three-bedroom homes, all affordable at 60% area median income (AMI) or below, helping address the growing need for deeply affordable housing in the community.

The project combines the adaptive reuse of the landmark St. Nicholas School with a thoughtfully designed new construction addition. The historic three-story masonry structure, including the attic and partial basement, will be preserved and revitalized. The new addition will have six residential floors with a lower parking level, designed to complement the existing landmark while expanding housing capacity.

Together, the partners are committed to delivering a high-quality development that advances Saint Mark’s mission while fulfilling Redwood’s responsibility to provide housing that meaningfully serves the community.

The partnership extends beyond development into long-term stewardship of the project, including community engagement, operational decision-making, and ownership. Both organizations hold themselves accountable not only to one another, but to the broader community the project is intended to serve, ensuring its delivery reflects a clear and lasting public purpose.

Building Shared Partnership with Community

The project’s community engagement plan will ensure that community voices are meaningfully shaping the design, programming, and long-term operations of the housing. While specific services and design elements have not yet been finalized, the process is focused on identifying priorities that reflect the needs and aspirations of surrounding neighbors and future residents.

Intentionally gathered community feedback will inform the evaluation of resident services, accessibility features, on-site amenities, and public-facing spaces. Feasible priorities will be integrated into design documents, operating plans, and service agreements. Incorporating these commitments into cost tracking and funding applications will help ensure the project remains financially sustainable while delivering meaningful, community-centered outcomes that reflect a clear and lasting public purpose.
